The inputs you need
- Average Daily Rate (ADR) — by area, by unit type, by season. AED 400–900/night for 1BRs across Dubai's STR areas.
- Occupancy — realistically 65–85% across the year for licensed prime-area STRs.
- OTA commission — Airbnb 14–17%, Booking.com 15–18%. Direct bookings (~10% of total typically) save the commission.
- Cleaning fee — typically charged to guest, but factor turnover frequency and any owner subsidy.
- Utilities — operator pays during voids and may include partial cost in nightly rate. Budget AED 800–1,500/month.
- Management fee — 20–25% of net revenue if outsourced.
- Tourism Dirham — AED 10–15 per room per night, passed to guest but compliance overhead.

Where STR beats long-term
- Beachfront or marina-view units with premium fit-out — sustained ADR >AED 800, occupancy 80%+.
- Walking distance to mall/attractions — Downtown Burj Khalifa-adjacent, JBR Walk.
- Studio or 1BR in high tourist-demand areas — couples and short-trip professionals dominate STR demand.
- Self-managed by owner — saves the 20–25% management drag.
Where long-term beats STR
- Family-oriented areas — Dubai Hills, Arabian Ranches. Tourist demand is thin.
- Older buildings without premium fit-out — ADR suffers from competition with newer stock.
- 3BR+ units — STR economics on larger units are typically worse.
- Owner not willing to engage with management overhead — outsourced STR drops below long-term net.
Common STR modelling errors
- Quoting peak-season ADR as full-year average. Marina ADR varies AED 400 (August) to AED 900 (December–February). Use trailing 12-month average.
- Assuming 90%+ occupancy. Even prime Marina rarely sustains above 82% annual.
- Ignoring direct-booking premium. Owner-direct bookings save 15% commission. Worth pursuing.
- Under-reserving for maintenance. STR turnover wear is real — 12%+ of gross is realistic.
- Not modeling management cost. Self-managed STR is feasible but operationally heavy.
Practical next steps
- Pull ADR and occupancy data for the specific building from STR platforms before underwriting.
